After much anticipation and careful planning by Jacksonville-based RC of A - FL, city officials have approved the developer’s request to turn Mandarin’s former Sunbeam Sanitary Landfill into productive green space. The property will be revitalized and reused as nine-hole Sunbeam Hill Golf Course — a forward-thinking, short-course alternative to the abundance of 18-hole venues found throughout Jacksonville and its surrounding areas.
Retirement Corporation of America – Florida officially acquired the landfill property from Waste Management, Inc. in 2002. As a community-friendly developer, the company took on the brownfield project with private dollars, and without City financial incentives.
“It’s been quite a journey from our initial vision for this property, and we couldn’t be more pleased that the City shares in our environmental commitment to the local community. We are very excited to begin development of our planned golf course,” said Dane Cates, president of Retirement Corporation of America – Florida, Inc. “We’ve been extremely diligent in making sure that all issues, large and small, have been properly addressed. As an environmentally conscious developer, we know that it is vitally important to any community to reclaim and reinvest in previously used properties, rather than to always tap into undeveloped resources. While continued growth, progress and development are inevitable, Brownfield projects definitely are community enriching opportunities that should not be overlooked.”
According to the United States Environmental Protection Agency (EPA), successful brownfield projects have changed the way contaminated property is perceived, addressed, and managed. The EPA’s Brownfields Program is designed to empower states, communities and other stakeholders in economic redevelopment to work together in a timely manner to prevent, assess, safely clean up, reuse and sustain brownfields — properties of which expansion or redevelopment may be complicated by the presence (or potential presence) of hazardous substances, pollutants or contaminants.
The EPA estimates that 450,000-plus brownfields exist in the U.S. Cleaning up and reinvesting in these properties increases local tax bases; facilitates job growth; utilizes existing infrastructure; takes development pressures off of undeveloped, open land; and improves and protects the environment.
Upon completion, the Sunbeam Hill Golf Course will be open to the public and include: a nine-hole, Roy Case-designed course; driving range; a Clubhouse featuring golf pro shop and grill; golf cart storage; and maintenance facilities. The approximately 225-acre site also includes an adjoining residential component: the Edgewater at Sunbeam condominium community.
With the City’s approval of the landfill redevelopment, home shoppers have wasted no time securing their place at Edgewater at Sunbeam. With builder closeout prices starting from the $190s, only seven of the 134 architecturally distinct, ranch-style homes remain available for purchase.
The community – perfect for those wanting a carefree “lock-and-leave” lifestyle – showcases one-story residential buildings designed to provide all of the comforts of single-family homes. Buyers can choose from four stunning floorplans: two-bedroom, two baths condominium styles; or a three-bedroom, two and one-half bath style featuring a loft. Each ample condominium includes a direct-access, oversized two-car garage. RC of A’s unique “pinwheel” building design ensures that owners enjoy maximum privacy with only one shared wall. Each condominium is ideally situated as an end unit.
In addition to spacious floorplans, Edgewater at Sunbeam homeowners enjoy a stylishly decorated Clubhouse featuring a catering kitchen, fitness center, library and multi-purpose room with billiard table. Residents and their guests also enjoy a sparkling pool with sundeck.
“As future neighbors to Sunbeam Hill Golf Course, Edgewater at Sunbeam residents have even more resort-style recreation nearby,” said Penny Levy, sales and marketing director for Villa Realty. “Our low-maintenance condominiums are perfect for second-home buyers, empty-nesters, retirees and anyone wanting to spend more time enjoying life’s pleasures.”
